Bed Linen & Towels:

You may choose to bring your own, or we can provide either or both for a minimal charge of:
2-persons: Towels only 3.50 Towels & Bed Linen 7.50
3-persons: Towels only 5.00 Towels & Bed Linen 10.00
Please note if you choose for us to provide you with bed linen, then the charges include your bed(s) being made for you prior to your arrival.

Please Can You Provide Your Own Beach Towels / Blankets. Little Sedge’s Towels & Blankets Are To Remain Within The Accommodation Please.

Arrival / Departure Times
Arrivals from 3.30.pm. Please vacate accommodation by 10.00.am
If you wish to take advantage of the cheaper later ferries, we can accept arrivals up to 12 midnight.

Charges / Payments:

Are based on the calendar month in which you arrive
25% Deposit required at time of booking, with remaining balance to be paid no later than 6 weeks prior to arrival date. The deposit is non-refundable.
For bookings taken less than 6 weeks before arrival date, the amount is to be paid in full on booking. This full amount is non-refundable. However, if a cancellation is made prior to 4 weeks ( 28 days ) before the arrival date then 50% of the remaining balance is refundable.
Payment can be made by cheque or electronic bank transfer please.
Exclusions:
No Pets
No Children (however age 16 or over OK if accompanied by Adults over 21)
No groups under age 21
No smoking

Disclaimer:

We respectfully ask that any damage or breakages will need to be reported & paid for by the responsible guest/s immediately / before vacating the accommodation so as to allow the owners enough time to purchase suitable replacements for the next incoming guest/s please.

During the period of the holiday, the Guest(s) (personally and on behalf of all other people visiting the Property) undertakes (for the benefit of the Property Owner) as follows:
1) That the number of people occupying the Property will not exceed the number stated on the Holiday Confirmation;
2) That the Property will be used solely for the purpose of a holiday by the Guest(s) and his/her party;
3) To show due consideration for other parties (to include, but not be limited to, refraining from abuses of the Property and/or dangerous, offensive or rude behaviour to the Property Owner, his representative or any third parties such as neighbours);
4) To allow the Property Owner or his representative access to the Property at any reasonable time during the period of the holiday;
5) To keep the Property and all furniture, utensils, equipment, fixtures and fittings in or on the Property in the same state of repair and condition as at the commencement of the holiday and to ensure that at the end of the holiday the Property is left in the same state of order and cleanliness in which it was found. The Property Owner reserves the right to levy an additional charge for any extra cleaning required after the Guest(s) occupancy and for any consequential loss;
6) To report & pay for any damage / breakages caused by the guest/s during their holiday to the property owners ( or their representatives ) immediately / before vacating the property. The Property Owner reserves the right to make a claim against the guest/s for repair or loss as a result of damage caused;
7) To arrive from 3.30 p.m. on the arrival day and to vacate the Property by 10.00. a.m. on the day of departure please unless prior arrangement has been agreed with the Property Owner and/or the Holiday Confirmation states otherwise;
8) Not (without the express permission of the Property Owner) to allow any person other than guests booked and staying in the Property for their holiday to use the facilities and amenities of the Property; and
9) To notify all other members of the Guest(s) party of these undertakings.
10) In the event of a breach of any of the undertakings set out in any of the above, the Property Owner (or his representative) can refuse to allow the Guest(s) to take possession of the Property or make the Guest(s) leave the Property before the end of the Holiday. In either case the Guest(s) shall be deemed to have cancelled the Booking and the Guest(s) shall have no claim for compensation or reimbursement whatsoever.

Liability


1) The Guest(s) personal belongings and vehicles (together with their contents) are left at the Property entirely at their own risk.
2) The Property Owner shall accept no liability to the Guest(s) for any loss, damage or injury howsoever caused to the Guest(s) or to their personal property (or to persons in the Guest(s) party or their personal property) during their stay at the Property except to the extent such loss, damage or injury is caused by the negligence or wilful default of the Property Owner or their representative.
3) The Property Owner has authority to vary, amend or waive any of these Booking Conditions.
4) The Property Owner cannot accept responsibly for inclement weather conditions during the Guest(s) stay.
5) The Property Owner cannot accept responsibility and gives no warranty in respect of information or representations not contained in these Booking Conditions and/or the Property Owners website.
